1) Room: House of 4 to 5 bedrooms (individual rooms will also be accepted to be part of the guaranteed rent scheme as long as the property is a HMO).

2) Location: London or Manchester.

3) License: Property must have an existing HMO license or have HMO license conditions fulfilled already.

Askar Properties effectively become your tenant under a management contract, guaranteeing you a fixed rental income. You will continue to receive the agreed rent regardless of whether the property is tenanted or empty

The rent guarantee contact we can offer from a minimum of 12 months up to a maximum of 5 years.
The benefits of a rent guarantee scheme for landlords include no void periods, no rent arrears, no commission, no set-up fees, no renewal fees or any other “hidden extras”. No need to deal with the tenants at all. We can be flexible with payment dates, contract lengths, and start dates.

Where the property is required unfurnished, landlords will still be required to supply the following items;

 

  • Fridge freezer
  • Oven or Cooker
  • Washing machine

Simply call our team who will be pleased to arrange a no obligation property valuation. We will meet you at the property and advise you of any areas that may need addressing prior to leasing your property.

All utility bills and Council Tax will be transferred to Askar Properties so you don’t have to worry about paying those. Askar Properties will deal with these costs.

All payments are made by bank transfer. Payments will usually take 2 working days to clear in to your account. Rental payments are made on the last day of the month monthly in arrears

No we don’t. The rent agreed will be the rent that you receive from us every month. We do not charge commission or a management fee.

You will need to check with your mortgage lender whether your mortgage terms allow you to let your property

Many boroughs although not all require a licence from the council to rent the property. For a 4 to 5 bedroom property a HMO license is required.

You will require the following documents to lease your property. Please use the following landlord check-list:

  • Copy of Council Tax Bill.
  • Copy of valid NICEIC Certificate.
  • Copy of valid Gas Safety record.
  • Copy of valid Energy Performance Certificate.
  • Copy of Building Insurance.
  • Copy of a recent Mortgage Statement.
  • Copy of utility bills.
  • 3 FULL sets of keys.
No it isn’t. Our service provides you with Guaranteed Rent each and every month. We do not charge any insurance premiums.

Before we visit your property we will carry out some online research. We will already know of similar properties to yours that have previously been Let and in addition to this we will ensure a broad knowledge of properties that are currently being offered in and around your area.

Tenants will usually stay for a common period of either 6 or 12 months. However there is no set length.

The most important thing when letting your property is that your Agent ensures you have the best quality Tenant that is available at the time. The average time to find a Tenant is between 1 – 4 weeks but finding the right Tenant is the most important thing. A bad Tenant can cost thousands of pounds in lost rent and legal fees and so whilst we appreciate that you will want your property occupied as soon as possible we will always do our best to ensure we only put in the right Tenant.

No. It makes no difference under the Housing Act if property is let furnished or unfurnished to your rights to regain possession of the property.

Askar Properties takes on the risk on behalf of the landlord, so the landlord has nothing to worry about. The landlord will still be paid the guaranteed rent whether a tenant pays or not. 

We take high quality tenants and follow a 22 step screening process to ensure we only take the best of the best. We therefore greatly minimise the possibility of this happening by undertaking credit referencing, legal & rental warranty insurance and taking a damage deposit at the start of the tenancy.

This will depend on the type of property, you should seek permission from your lender if you have a mortgage and in addition to this if your property is Leasehold then you should also seek permission from them. It is also important that you check with your insurers that your current cover is suitable for rental properties.
